Kitchen, bath, entry
Grout goes dark long before the tile does.
Kitchen, bath, shower, entry and outdoor tile cleaned under pressure, with sealing recommended after.
Chapter 01
Why grout darkens first
Standard grout is porous, so it drinks whatever crosses it: mop water, shower soap, kitchen grease, the dirt that walks in on shoes. The tile itself is glazed and wipes clean, which is why a floor can look filthy when the tile is fine.
The grout lines are carrying the soil. Clean those and the whole room reads newer, the way a window reads sharper once the screen and track are done and not only the glass.
In Laguna Hills the same Santa Ana dust that settles on South County glass comes in at the front door too. Entry tile in particular is worth a look if you've never had it done.

Hot water and tile-safe agents, under pressure
Alan's cleans tile with hot water and tile-safe agents applied under pressure. The pressure reaches down into the grout line where a scrub brush only skates across the top, and the hot water and agents loosen what's packed in there.
Tile-safe is the part that matters. Harsh agents can etch some surfaces, and a floor that's dull from etching doesn't come back with more cleaning. Alan's chooses the cleaner for the surface, not the other way round.
Call or text 949-457-1227 with the room and the tile type, and Alan quotes a flat rate by phone. Most jobs don't need a visit first.
Chapter 03
pH-neutral care for stone, and sealing once it's clean
Alan's recommends sealing the grout after cleaning, so the next spill sits on top instead of soaking in.
Marble and travertine are natural stone, and stone is a different animal from porcelain. Acids that cut grime on a glazed tile can etch stone, so those floors get pH-neutral care. Say what you have when you call.
Sealing is a recommendation, not a requirement. Ask Alan on the phone whether your tile and the way you use the room make it worth doing.

Five rooms, five kinds of dirty
Alan's cleans tile in all of them. What's in the grout is different in each, and so is the quote.
Kitchen
Grease and mop water settle into the lines beside the stove and sink.
Bath
Soap film and damp work into the grout around the tub and vanity.
Shower
The wettest grout in the house, and the first to go dark.
Entry
Everything on every shoe ends up at the front door, and in its grout.
Outdoor
Dust, irrigation overspray and shaded-spot algae, the same things that mark a driveway.
Outdoor tile overlaps with pressure washing, and indoor floors often sit next to carpet. Tell Alan what else you're looking at when you call 949-457-1227.
